the guest house that never was

We have a decently spacious lot and at one point considered putting a small modern guest house on the property. Isn’t it cute? But alas, it wasn’t meant to be.

The idea was to build the guest house quickly and then live in it while the main house was built (at a slower pace). Since we were going to be in there at least a year, we wanted to be comfortable so Brad created the plans in SketchUp with 2 bedrooms and 1 bath comfortably squeezing in as much as possible in 800 sq ft. We also had to make sure we left plenty of room for parking and a turn around space between the guest house and the main house.

We contacted our architect to discuss fees and timelines. We contacted the bank regarding the loan. We contacted our contractor about the construction. We were thisclose to laying down some $$$ to start the process when we decided to meet with the building department just to make sure everything was on the up and up. Boy am I glad we did. Turns out there are some setback restrictions on our lot that logic would assume should be there, but we were led to believe weren’t there. Why did we think there were no side and back setbacks? Three reasons:

1. Our neighbors lot is the same size as ours and their house clearly encroaches into that 5ft side setback zone. This picture doesn’t show show anything. I just like to include pictures.

2. If each house honors the 5ft side setback there should be a 10ft space between the houses (for fire safety). Here are some houses in the neighborhood on the other side of the park:

That is NOT 10 feet people.

And…

3. We were TOLD by the building department themselves that there were NO side or back setbacks.

Remember the crap shack we had previously planned to buy? Our plan was to re-use the existing foundation which was 2 1/2 ft from the property line. We met with the building department back then to ask our setback questions and we were told we could build on the existing foundation – that there were no side setbacks, only front. We’re assuming wires got crossed somewhere. Perhaps they meant the existing foundation for that house would be grandfathered in or something. So that was the information we were basing things on. I’m glad we questioned it. Don’t think I’m at all annoyed with the building department. They are great. They’ve been so nice and really helpful and the main woman we’ve been working with is incredibly knowledgable. Her mind is like a super-computer database for every building ever built on the island. It’s bananas.

When we asked about our neighbors we were told that they paid fines through the nose for violating the setbacks. We obviously don’t want to risk paying thousands of dollars in fines, so we nixed the idea of the guest house. And thanks to this new information we’ve realized our current house plans (the ones designed to fit on the foundation for the crap shack ) won’t fit within all of the setbacks. The current plan is nearly 2′ too wide so we sent the plans off to the architect a while ago to make the necessary adjustments.

Here’s a tour of the guest house that never was. Brad’s never worked with SketchUp before, but I think he did a pretty awesome job. The interior is small so I’m sorry if all the spinning makes you sick. We’re not responsible if you puke on your keyboard.

A few things

1. Anyone else have a countdown going for Friday? We’ve been phone-less for about a week now. Actually my phone died back in April, so I’m DESPERATE to have my own again. I’ve been forwarding all of my calls to Brad for the past several months. Unfortunately, I couldn’t forward my texts, so just know that I haven’t intentionally ignored anyone. :)  Brad sold his unlocked iphone on Saturday for enough money to cover his new one. (Who doesn’t like a free upgrade?) He’s going through withdrawals, though. He’s got the shakes big time. Friday can’t come soon enough!

2. Ezra gave his first ever talk in Primary last Sunday. We didn’t find out that he was assigned one until the night before so he gave his part for the upcoming primary program. I wish I could have recorded it or at least got a picture because it’s such a sweet little milestone and he knocked it out of the park! I kept hearing Lucy from the front row saying “Oh, he’s so CUTE!”

3. I think it’s safe to say Memphis is officially potty trained. He very rarely has accidents, but I’m still a little leery of letting him wear underwear when I run errands. You have maybe 5-10 minutes to get to a potty when he announces he needs to go (just picture me mowing down my fellow Target shoppers in my haste to get to the restroom in time) so I stick him in a diaper just in case. Maybe we’re a 9 on a scale of 10. (10 being done.)

4. Brad joined a country club. I have a hard time typing that without laughing. I’m wondering if he’s the youngest member because apparently he’s pretty big news around the club. Can you believe they give a discount if you’re under 55? Like a “non-senior citizen” discount or something. He played golf with the president and vice president on Saturday and has since received a few calls to play rounds with people he’s never met. The vice president called today to invite him to be a member of the board. He’s hoping to score a spot on the club team so he can play the other courses on the island.

5. Our architect is making a few changes to the house plans. Can’t wait to see them.

My Lillberg Rocking Chair Makeover

When I was pregnant with Ezra my mom gave me $100 to use towards a rocking chair. Money was tight so our budget for a rocker was, well, $100. As you can imagine there aren’t really any good-looking modern options in that price range. The best we could do was the Lillberg Rocker from Ikea for $200. It was comfy, but a pretty AWFUL design for rocking babies. First of all, it hardly rocks. at. all. To get any sort of motion you’ve got to slouch back, scoot your bum forward and work it. Try doing that for an hour. Buns and thighs of steel, man. I kid you not. The second major flaw is the too low back. When you are freakin exhausted  at a 2 am feeding and you doze out your head will flop back and hit solid wood. If this doesn’t render you unconscious it will at least give you a nice big goose egg on the back of your head as a parting gift. The third flaw is that it is too deep. You just spent an hour rocking your baby to sleep only to wake him up during your uncoordinated, limb-flailing attempts to get from a nearly horizontal position to standing upright. UGH. I could go on and on.

When I was pregnant with Memphis my mom offered to chip in another $100 towards my dream rocker. This meant we would have to come up with an additional $895 on our end. Ha! After my success with selling my Ikea Pello chairs. I decided to try and sell my Lillberg and use that money towards it. That didn’t happen. I listed it a couple times and got a few nibbles, but no bites. Apparently in this area you have to ask next to nothing. I asked something like $30-40 for the pair of Pello chairs and had people beating down my door to get ahold of them. $75 for this one and no takers.

Oh, well. Now I’m actually really glad it didn’t sell. I just don’t think I could part with my newly made-over chair.

As you can imagine I spent hours slaving away on this makeover.

Not really. I just pulled out my Greek flokati. Shake. Toss. Tuck. Voila! I also turned the back cushion on its side to give more head support, but it looks great left down as well. It still isn’t good for rocking babies to sleep, but it makes for one super cute and comfy lounge chair to curl up in with a good book.

Sweet Valentine

We enjoyed a sweet Valentine’s Day around here. I whipped up these peanut butter blossom cookies and used chocolate heart candies in place of kisses. (Dark for me. Milk for Brad.) Cute and fun. Plus, I’ve been on a diet for like EVER so it was nice to eat something other than fish and broccoli. I’ve decided that I need to create my own peanut butter cookie recipe. These were a little too sweet. But then again my taste could be skewed right now. Dirt would probably taste too sweet after being on a diet for so long. Once I perfect my recipe I’ll be sure to share. Of course cookies and weight loss don’t really jive so that won’t be happening until these blasted last few pounds come off. Diets make me miserable. Can you tell?

Brad surprised me with this necklace. I LOVE IT! He ordered it weeks ago and it’s been hiding in the  moving boxes in our living room all this time. Sneeky, sneeky.
